That’s why it’s so important to have all of your gas appliances checked once a year by a Gas Safe registered engineer.

An annual boiler service is essential for keeping your boiler running smoothly and safely. You should get your boiler serviced every year by a Gas Safe registered engineer.
Boiler service done yearly is essential to the overall health of a boiler whilst also maintaining it’s active warranty.
Electrical Installation Condition Reports (EICR):
An electrical inspection condition report (EICR) is an in-depth inspection of your property's electrical systems and installation. The report assesses the competency of your electrics by three different categories: C1, C2 & C3.
As a landlord, you're responsible for the safety of the electrics throughout the property – this includes the installation itself and any electrical appliances you've provided.
Portable Appliance Testing (PAT Test):
Portable appliance testing (PAT) is the term used to describe the examination of electrical appliances and equipment to ensure they are safe to use.
The best way of ensuring that your appliances are safe is to have a PAT test carried out on them. This is a good way for landlords to ensure that they are meeting their legal obligations to maintain good standards of electrical safety in their rental property.
